Can we get our deposit back if our home loan won’t fund?

We have entered into a contract to buy a short sale house. We found out we were pregnant 3 days before our contract was officially accepted. This changes our income. We told the sellers agent so she could pursue one of her other offers. She is mad and threatening that the sellers will keep our deposit. We didn’t pursue funding knowing it wouldn’t fund- we thought that would save everyone 2 weeks. As it stands now- we are in breach because we didn’t pursue funding within the time given. To top it off it appears the house won’t appraise for the sale price. It is a beautiful house at a great price- but we just can’t afford it now. Anyone know Maryland real estate law or referral for a good lawyer?

Where can I get a Lease Option contract that is legal/valid in Delaware w/out paying an attorney to draft one?

I have one that is valid in Maryland, but real estate laws may be different in DE even though both states border each other. I guess one lower cost alternative would be to have an attorney in DE review the one I have for MD so he/she is not starting from scratch.

Is any investor familiar with the regulation that if a purchaser resells w/in 18 mos., you must give 82% of profits to the previous owner? I am not familiar with the laws. When did this regulation take affect?

I live in Maryland and I just bought a house, closing was on July 31st. We recently have had a problem with the sewer line backing up (Not Septic) and found out that the sewer pipe is "totally busted up and broken" according to the plumber. Is the seller responsible for anything? They were suppose to disclose problems they knew about and this was not mentioned.
