Terminate you if you don’t give a 100%? If they fire my sister in law before a certain date, she will lose 30K in real estate commissions and they know it. Her boyfriend just died and she is distraught and her employer is fully aware of that also.

I cosigned a home loan for my sister-in-law, before she married my brother. She has become a verbally abusive, dangerous drunk and my brother wants out. She is not working and it is unknown if she can pay the house each month. If she doesn’t, can I sell or ask her to leave. Would my brother be better of going through the divorce process?

Does anyone know the Florida real estate laws regarding giving a house as a gift? Can it be done? If so, what are the tax penalties?

My parents own the house that I currently live in. If they wanted to give the house to me as a gift can that be done legally if the house is paid for?

I am interested in starting a Florida referral service that directs people to vacation and annual rentals charging a finder’s fee to the owner of the property. I will not be managing any properties,simply referring a tenant.I know that there are several laws regarding commissions involving real estate and being licensed as a real estate agent or broker but I am neither and cannot find the answer locally so far. This state seems to be even more strict about proper licensing and commissions so I want to make sure that I handle the setup appropriately.Any advise would certainly help! I am getting different answers from all ends! I did not think we needed to give written notice we were leaving because it was not outlined in our lease anywhere that there was a time frame to give written notice of lease termination. In fact there is nothing about lease termination in our lease! We had a 12 month lease and I am still waiting to hear from the real estate co we rent from so I can ask directly…thats been 2 days though. I have read a little on Florida law and it says 15 days, 30 days, 60 days, even 90 days for an annual written lease termination. This is ridiculous! It wasn’t outlined in what we signed nor even communicated!! Now we have 2 weeks to lease end and I made the landord aware last week we woul dbe out by 11/2 when the lease was up. She said nothing about getting it in writting or even a time frame she needed! What is going on?!?!?!
Well sadly you are ALL wrong! After speaking with the landlord…she is 100% ok with the 2 week VERBAL notice as her leases do not outline lease termination. She is with a real estate company and said that if this is not outline in the signed agreement then it can not stick regardless of state law due to the fact the tenant may have neevr been aware of the law!

i was buying real estate in florida i got a commitment but one day after the commitment the lender withdrew the loan and commitment and gave a denial letter. the real estate agent is telling me im going to lose my deposit which was 4000$. what is the law on my deposit if the loan was denied after a commitment was produced , the lender said my deth to income ratio was to high.. am i entitled to my deposit back..

I’ll be relocating to Florida once I get married though I live in Louisiana now. My fiance is currently in Tallahassee for law school but when he graduates & we marry in June of 2009, we will be in Miami.

Like I stated, I’m in La & am trying to figure out what market would be the best decision to start becoming a real estate agent in. If i stay in Louisana for the year, I know the market but would need to get a broker to sponsor me when i take the pre-liscence classes… & I plan to be moving anyway, so no good right? If I move to Florida I don’t think I need a broker to sponsor me. So if I go to Tallahassee, it will at least be Florida based and a smaller market to learn, though once we move to Miami, contacts, leads, etc will be lost. If I just go directly to Miami, it’s a huge learning curve to learn the market, but why not start estabilishing myself there now? I’m nervous b/c even if I do take the classes in Miami, I would think most real estate agencies want "locals" to hire.

I’m looking into getting my real estate license and wanted to see what the process is. Should I find a class and then take the exam? Do I have to take the class or can I get away with the study manuals? I’ve been buying/selling houses for a couple of years now and wasn’t sure if there was too much info, besides real estate laws that I would need to learn.

After that do you just have to find a brokerage to work under to list properties?
