Under contract? Missouri real estate laws…?

On September 6, 2008 / By Real Estate Law Help / In Missouri-Real-Estate-Law

When looking to buy a house in St Louis, if a property that you are interesting in is on the market, however the realtor says "Its under contract", can you still ask to view the property? Or is it being "under contract" mean its OFF LIMITS?

If it’s under contract is means an agreement has been reached by seller and buyer and they are awaiting either an inspection or closing. You could ask the Realtor if the sellers will accept a backup offer? Unless her clients have specifically told her they won’t consider "back up" offers, then she has to present your offer. If she is unwilling, I would contact her Broker. But ask yourself, if this is worth it? What you could do is ask the Realtor to contact you if this deal doesn’t close. And keep looking. If it was meant for you to have that property, it may still happen.

You may still view the home unless seller requested no more showings
