i have a contract for a condo and the owner has exceeded the date of the expiration of the contract. I have a "time is of the essence" clause . i want to see if that is good enough to get out of the contract. The condo is in Delaware. Can i find out without getting a lawyer?

The clause is there for a reason, so that one cannot delay and consider a higher offer.
If you offered his/her asking price, they are OBLIGATED to sell it to you. Otherwise, penalties are in order.
